![]() ![]() To increase land value, your decisions need to keep the land clean and pollution-free, and decorate it with parks or other attractions. It's difficult to shut down a zone entirely, but without room to grow, you'll have a much smaller and poorer population than you could have. If the roads are too close together, that could mean you won't see more than a small house. Further, they need some physical room to grow.įor example, if you place two roads too closely together, then place zones between them, your Sims will know not to build any buildings bigger than halfway between the two roads. In order to grow, these buildings need to be supplied with water, power, and increased land value. Unless your city is long-established and extremely wealthy, all buildings that are initially built on the zones will be low-density and likely low-wealth. The road type that borders the zone sets its upper limit, but not the lower limit. Sims will create their own buildings based on a number of factors. The zone mark is simply a colored strip that borders the road, and then it's in your Sims' hands as to what kind of building actually appears there. ![]() In order to mark a zone, you simply select which type you want, then apply it to the side of any road. This is one of the most fundamental changes to the franchise. Note that if you lay down anything over the zone, such as a new road, the zone and building are automatically destroyed. Existing buildings that have been dezoned will not upgrade in density or wealth. Note that dezoning does not destroy any buildings that are already there for that, you'll have to use the bulldozer tool as well. Dezone: The dezone tool lets you unmark zones.Until your city is full of geniuses who can concentrate on high-tech manufacturing, you'll want to be sure to keep your residential zones far away from them. Industrial zones are your biggest polluters other than dirty power plants, and frequently cause nearby land values to plummet. If your city has low wealth or low education, your industrial zones will likely be comprised of manufacturing facilities or large factories. Industrial: This is where people work.As with all zones, you have no control over what specific buildings are built on the zone, but your Sims are smart enough to strike a balance: no matter how wealthy and populous your city is, there will always be a few pizza or burger joints in your town! High-wealth commercial buildings are offices, and can double as jobs for white-collar workers. Commercial: This is where people shop, generally speaking.Higher density buildings will be apartment buildings or tenements. Low-density residential buildings will be small houses for the poor, or large mansions for the wealthy.
